Building services for homes and small developments

FGS BUILDERS LIMITED runs the full course of residential construction from the first set out to the day the keys change hands. Whatever stage your project sits at, you can bring it to one office and one accountable contractor based across the road at 45 Botwell Lane in Hayes.

01
Service 01 · Contract Build

New Build Construction

A complete home on a clear plot, or a run of houses on a small development, taken through every stage under one roof.

We begin where the drawing stops and the ground starts. Our team sets out the footprint, runs the site levels and hands the plot over to the groundworks crew for drainage, foundations and the oversite that carries the first course of blockwork. From the walls that go to gauge to the roof that closes the shell in, we keep the winter cover on and the programme tight, so later trades are never waiting on half finished structure.

Inside the shell we carry the first fix carpentry and electrics, the plumbing routes, the plaster and screeds, and the second fix joinery that turns an empty building into a room people want to live in. At the end we walk the finished home with you, close out the snag list and hand over the completion paperwork with the service manuals and the keys together. You deal with one contract, one series of payments and one finish standard from start to finish.

Service 02 · Craft

Brickwork and Blockwork

The walls that hold your building up, laid by crews who read the gauge rather than guess at a course.

External facing brickwork, internal block partitions, garden and boundary walls, beam and block floors and decorative panel brickwork all come from our bricklaying benches. Each lift is run up in full bays so the coursing lands level at the wall plate and the perpends stay true down every storey. We set the DPC, fit the cavity trays and wall ties, form the openings with proper lintels and keep every joint struck clean as the mortar stiffens.

For extensions we match the existing brick tone and bond of your house so the new wall sits on the old one without shouting. We understand pointing profiles, coping details and weatherings because a wall that does not shed water fails inside the brickwork long before anyone sees it. Our crews stand behind the pointing they point, and it shows in the finish.

Service 03 · Adding Space

Home Extensions

Rear, side, wraparound and two storey additions planned and built to live like part of the original house.

A good extension starts with the junction. We cut the opening through the existing gable with care, prop the structure while the steel transfers the load, and cast the foundation that keeps the new block and beam floor flat and dry. Then the new walls rise on the same gauge as the old, matching brick and bond where we can, so the finished room feels born with the house rather than bolted on.

We handle the roof cut, the new ridge and the tiling or leadwork that covers the addition, then hand the inside over to first fix and finishes. Whether you need a single storey kitchen diner, a rear return with a toilet under the stairs, or a full second storey over the back, the sequence is the same: engineer the opening, build the shell, close it in and finish the room. Extensions change how a house works for a family, and we take that responsibility seriously on every one.

Service 04 · Renewal

Renovation Fit Outs

A tired floor plan refitted on one finishing programme, without the long stops between trades.

Renovation is where an older home gives up its dated rooms and takes on a modern layout through careful strip out and rebuild. We take the spaces back to their studs and brick, run new cabling and pipework behind the walls while they are open, and close them with fresh plaster that gives the decoration a clean ground. Kitchen and bathroom refits sit on this same programme so the plumbing joins the house waste once and never leaks afterwards.

We replace floors, rebuild staircases where the geometry demands it, hang new internal doors and finish with quality ironmongery and two coats of mist and gloss. Because the whole refit is sequenced in one office, the electrician, plumber, plasterer and carpenter meet on schedule instead of crossing paths in a half finished room. The day you move back in, the heating comes on, the taps run and every room is ready to live in.

Service 05 · Structure

Structural Alterations

Openings, steelwork, lintels and underpinning designed with an engineer and passed by Building Control.

When a wall has to come out or a new opening has to go in, the load has to go somewhere safe. We work with a structural engineer to size the beam, produce the calculations and prepare the Building Control submission, then we prop the structure, cut the opening and set the steel so the bricks above sit on it exactly as the engineer intended. The brickwork we stitch back reads as part of the original wall because we cut the opening clean and point the returns to match.

The work also covers removing load bearing partitions for open plan living, forming new doors and rooflights, trimming floor joists for staircases and tackling settling or damp by underpinning low corners of older houses. Every alteration leaves the building structurally sound, properly supported and with all the paperwork in the owner file so the work is easy to prove to a future buyer or lender.

Service 06 · Direction

Site Management

Programme, plant, labour and material flows run for developers with more than one live plot to hold.

A site runs on order long before it runs on skill. Our site management hands developers a single point of coordination that calls off the labour, orders the material drops, keeps the plant moving and turns the drawing sheet into standing walls in the right sequence. We keep a clean yard, manage the skip rotations, organise Building Control inspections and log progress against the programme so a missed date is visible in the office, not discovered at the end.

For builders running several plots at once this lets the developer watch the money and the schedule instead of chasing each trade. We hold the health and safety file, keep the site gates secure overnight and make sure neighbours are told before noisy or disruptive work lands on their road. Calm, reliable coordination is the service we sell, and a site that finishes on time is the proof of it.
